East Grove is a modern property built on a 1.31 acre site, most likely taken from the lands of neighbouring Manderley Castle (aka Victoria Castle / Ayesha Castle). An application was submitted in 1996 by a solicitor in trust for their client, who happened to live next door at Victoria House, for a brand new 4,757sqft home. The house is spread over two floors with multiple reception rooms and 5 bedrooms, all with ensuite bathrooms and dressing rooms. The house as it stands today is slightly different than the original plan designed by Paul O’Toole architects, although it is for the most part the same. A large number of neighbours, including Bono and his wife, objected to the proposed plans but were unsuccessful.
The property was constructed at what was undoubtedly a small fortune, with presumably a great deal of site works required to prepare the prime Killiney site for the modern home. The driveway, which sweeps down from Victoria Road to the house, is a particularly impressive feature, with attractive details such as the cut-stone retaining walls on every side of the driveway. The ground floor of the house appears to have exceptionally high ceilings, featuring walls of glass facing east to avail of the panoramic views across Killiney bay.
East Grove easily occupies an acre of land and has a huge amount of frontage onto Vico Road- probably as much as neighbouring Gorse Hill. The size of the sympathetically designed house and its expansive gardens makes this home highly desirable and valuable. The owners who built it in the 1990s are still in situ – which is little surprise given the uniqueness and quality of the house.
