Blue Ridge, Glenalua Road, Killiney, South County Dublin
Once a modest 1,064sqft home named Finchory, Blue Ridge is a modern mansion sitting atop one of the highest points on Killiney’s Mullins’ Hill, enjoying panoramic views across Killiney Bay and surrounding mountains.
The site was purchased by a member of a well-known publishing family in 2002 when Finchory hit the market with an auction guide of a rather frothy €1.08m (over €1,000/sqft). The buyers waited two years after purchasing the modest home before setting the wheels of redevelopment in motion and at the time lived at 6 de Vesci Terrace in Monkstown. That house was eventually put up for auction for €3.95m in 2007 when they were ready to move to Blue Ridge, however it was withdrawn from auction and re-emerged seeking €3.65m private treaty. Blue Ridge is a world away from their de Vesci Terrace house – they left the genteel Georgian house, complete with original coach house and key access to the private 4 acre de Vesci Gardens, for modern living in Killiney with large gardens and one of the best views in Dublin.
Through a large gate on rollers, a sweeping cobblelock driveway leads up to the double garage nestled beneath the home. The grounds are a huge part of the property, and the front garden is expertly landscaped, with shrubbery lining its border and other planting dotted around. A stone pedestrian pathway begins from the entrance and curves around the house on all sides. The outdoor swimming pool is built in an unusual shape, beginning in a line perpendicular to the build line of the adjacent kitchen room and tapering in line with the property line. Its neighbour, Flagstaff Hill, is the most elevated house in Killiney, however Blue Ridge is not far off and is certainly the one of the highest, perhaps even the second highest. The sun terrace and pool area are therefore surely one of the best spots to spend a summer’s day in Dublin. Trees and neighbouring houses obscure possible views to the north side of the property, but its easterly views across prime Killiney and Killiney Bay and its southerly views, taking in Wicklow and the nighttime lights of suburbia, i.e. Loughlinstown, Ballybrack & Cherrywood, are practically unobstructed.
Contained within the house’s 5,716sqft of space, spread over two levels, are 5 bedrooms and 4 full bathrooms, an office, three living rooms, a formal dining room and a large kitchen-dining room. The manner in which the house is designed means that many of the reception rooms are dual-aspect, all with desirable southerly or westerly aspects.
The house was designed by now-defunct starchitects Brazil Lohan (which have since split into Brazil Associates and Design|Space) and the construction was carried out by Wardell Brothers builders. Blue Ridge is certainly one of the best additions to Killiney in recent years and it will hopefully be joined by many more new exceptional homes in years to come on Glenalua Road.
